Construction Loan Payment Schedule: After Turnover Pa Ba ang First Payment?

After turnover pa ba ang first payment? Alamin bago mag-commit.

If you own a lot in Cagayan de Oro and plan to build through bank financing, the first payment date matters just as much as the monthly amount.

Payments do not automatically begin after house turnover. Your construction loan payment schedule depends on the financing product and the terms you accept. Some arrangements require payments while construction is still underway.

For local homeowners and OFWs, understanding this early helps you prepare for the months between groundbreaking and moving in.

Separate the Construction Schedule From the Loan Schedule

Your builder and bank handle different parts of the project.

The construction schedule sets out the planned work, milestones, and target completion. The loan schedule establishes when funds become available and when payments fall due.

Keep these dates clearly identified:

Event

What to confirm

Loan approval

Conditions that must be satisfied before release

First loan release

When funds become available and how much is released

First payment

Exact due date and amount or calculation basis

Later releases

Required progress, inspections, or documents

Construction completion

How completion is defined in the building agreement

Turnover

Required inspection, documents, and handover arrangements

Ask both parties to review how these schedules fit together. A target turnover date alone does not establish your first bank payment date.

What Do Published Bank Terms Show?

Different products can have different repayment structures.

BDO: Its published home construction loan guidelines state that repayment begins one month after loan release. The product also provides for staggered releases based on the percentage of construction completion.

PSBank: Its home construction loan offers an option to postpone principal payments during the first year. However, its published first-year minimum payment includes interest, plus any applicable past-due amounts, penalties, and excess availments.

These examples show why a phrase such as “pay later” needs a precise explanation. Ask which payment is deferred, for how long, and what remains payable during that period.

Understand Interest-Only Payments

Principal is the amount borrowed. Interest is the charge for borrowing it.

If your approved arrangement allows interest-only payments for a period, those payments generally do not reduce the principal balance. You still need to understand how the borrowed amount will eventually be repaid.

For a product with an initial interest-only period, ask the bank:

  • When does that period end?

  • What repayment arrangement follows?

  • How will the next payment amount be calculated?

  • Can additional releases or rate changes affect the amount due?

  • Are there fees or insurance payments outside the quoted amount?

Request a written illustration for your proposed loan rather than relying on a general advertisement.

Ask What Happens if Construction Takes Longer

A revised building completion date should prompt a discussion with both your builder and lender.

Ask the lender whether any payment dates or financing conditions would change, what approval is needed, and whether an extension would involve additional costs. Obtain written confirmation of any approved adjustment.

Meanwhile, ask your builder to explain the reason for the revised schedule and its effect on remaining work and contractual payments.

This helps you assess the situation before making new commitments.

Prepare for Overlapping Expenses

During construction, your household may still be paying rent, supporting relatives, or covering living expenses overseas.

When reviewing your proposed payment schedule, include these existing commitments alongside:

  • Your agreed contribution to construction.

  • Bank payments during the building period.

  • Applicable fees and insurance.

  • Owner-supplied items and move-in expenses.

  • Funds reserved for emergencies and unforeseen work.

For OFWs, check how payment dates align with salary and remittance timing. Confirm the bank’s payment method and how you can monitor receipts and account status from abroad.

Questions to Ask Before Accepting a Financing Offer

Bring these questions to your bank discussion:

  1. What event triggers my first payment?

  2. What is the exact first due date?

  3. Will I pay interest only or principal and interest during construction?

  4. How do additional releases affect my payments?

  5. When can the interest rate change?

  6. What fees and insurance costs are paid separately?

  7. What happens if construction extends beyond the planned period?

  8. Can I receive the full payment schedule and written disclosure before signing?

Use the answers to compare financing options and coordinate your project budget.
