New Home Turnover? Don’t Overlook the Electrical Plan!

Lights on, stress off — check your wiring before you move in.
During the turnover of your new home, one of the most critical (and often overlooked) areas is the electrical system. A clean paint job may look great — but if the wires behind the wall aren’t safe or properly planned, you could face expensive and dangerous problems later on.
Here’s your Electrical Checklist for New Home Turnover 👇
✅ 1. Electrical Plan Visibility
Request a copy of the as-built electrical plan
Make sure it includes the layout of outlets, switches, lighting, and circuit breakers
➡️ Knowing what’s where helps with future repairs or upgrades.
🔌 2. Switches and Outlet Testing
Turn on all switches to see if they’re functioning
Plug a device into every outlet — no dead sockets
Confirm 3-prong grounding outlets are used where needed (especially in kitchens and bathrooms)
➡️ Everything should work as intended — with no flickering or loose connections.
💡 3. Lighting Fixtures
Check if all installed lighting fixtures are secure, properly wired, and free from flicker
Inspect if the light switch matches the intended zone
➡️ Ask if the lighting is LED or energy-efficient.

Open the electrical panel box
Each breaker should be labeled (e.g. Lights, A/C, Water Heater, etc.)
Test if breaker trips properly — ask your contractor to demonstrate
➡️ It’s your home’s first line of protection against overloading.
🧰 5. Appliance Provisions
Confirm there are dedicated outlets for major appliances like:
Refrigerator
Water heater
Air conditioner
Microwave or oven
➡️ Avoid overloading a single circuit with multiple high-consumption devices.

Ask if provisions are made for:
Solar panels
Backup power or generator
Smart home systems (e.g. CCTV, WiFi extenders)

⚠️ 7. Safety Features
Are ground fault circuit interrupters (GFCIs) installed in wet areas?
Are junction boxes properly covered?
Is wiring secured with no exposed or undersized wires?
