  • Megaworld’s Upper Central – In December 2024, Megaworld’s leisure subsidiary committed ₱5 billion to develop a 117‑hectare township overlooking downtown CDO. The project will offer residential villages, shophouses and a town center, with 40 % of the site devoted to parks and open space.

  • Vista Land’s Midtown – Vista Land plans a master‑planned township with office towers, mixed‑use buildings and entertainment venues.

  • SMDC Vail Residences – SMDC’s first condo project in CDO is located in Barangay Carmen, Uptown. The project offers one‑bedroom units priced around ₱3.5–₱4 million and amenities like pools, a basketball court and linear parks.

  • Pueblo de Oro’s Pipeline – Pueblo de Oro Development Corp. is investing ₱13.5 billion in CDO. It plans the five‑tower Masterson Mile high‑rise complex and the 31‑hectare Southridge development modeled on Silicon Valley. Its La Aldea del Rio townhouse project in Barangay Lumbia will deliver 435 units priced ₱2.3–₱3.6 million.

  • Italpinas & AV Pamatong – Italpinas Development Corp. partnered with contractor AV Pamatong to expand the eco‑friendly Primavera City project. The new “Citta Grande” phase will add residential, office and commercial units.

  • Cebu Landmasters’ Manresa Town – Cebu Landmasters will develop Manresa Town, a mixed‑use university township on land acquired from Xavier University.


Why It Matters

The Office of the Building Official expects eight condominium projects, a water‑supply project and multiple drive‑through coffee shops to open in 2025. The influx of Manila‑based developers means more housing choices and new business districts. It also highlights CDO’s emergence as a prime real‑estate market outside Luzon. With billions of pesos committed by Megaworld, Vista Land, SMDC, Pueblo de Oro, Italpinas and Cebu Landmasters, CDO’s construction boom is poised to reshape the city’s skyline for years to come.
