1. How much does it cost to build a house in Cagayan de Oro?
The cost depends on design, size, and finishes. On average, budget-friendly homes can start at ₱18,000–₱25,000 per sqm. A 90 sqm bungalow may cost around ₱1.8M–₱2.5M, depending on materials and features.
2. What are the steps to start building my home?
Site visit and consultation
Design and floor plan drafting
Cost estimate and contract signing
Secure permits (Barangay, Building, Electrical, Sanitary)
Start construction and progress monitoring
Project turnover and occupancy permit
3. How long does it take to build a house?
A bungalow usually takes 4–6 months, while a two-story home may take 6–8 months, depending on complexity and weather conditions.
4. Do I need a building permit?
Yes. Building permits (plus electrical, plumbing, and sanitary permits) are required before construction begins. Your contractor can assist in securing these to avoid delays.
5. Can I finance my home through Pag-IBIG or a bank loan?
Yes. Most homeowners use Pag-IBIG or bank financing. Our team assists with application, documentary requirements, and loan coordination.
6. What’s the difference between a bare unit and a fully finished home?
Bare unit → structural shell only (walls, roof, flooring). Lower upfront cost; lets you customize later.
Fully finished → complete with tiles, ceilings, paint, plumbing, and ready for move-in.
7. Do you provide design options or only fixed models?
We offer both. You can choose from pre-designed layouts (bungalow, townhouse, two-story) or request a custom floor plan based on your lot and budget.
8. What’s included in your construction package?
Our packages typically include:
Structural works (foundation, walls, roof)
Electrical and plumbing system
Basic finishes (tiles, paint, ceilings)
Labor, permits assistance, and project supervision
9. Can I build in phases if I don’t have the full budget yet?
Yes. Many clients start with a bare unit or first-floor build, then expand (add rooms, second floor, or finishes) later when budget allows.
10. Do you provide warranties?
Yes. We provide a limited workmanship warranty covering structural and construction quality within a defined period after turnover.
