Before you move in — make sure the most essential systems are working 100%.
During a new home turnover, many buyers focus on paint, tiles, and finishes — but the real deal-breakers are often hidden behind the walls. A small issue in your water or electrical system can lead to costly repairs, fire risks, or major inconvenience down the line.
Here’s your complete Water & Electricity Turnover Checklist 👇
🚰 WATER SYSTEM CHECKLIST
✅ 1. Water Pressure & Flow
Test all faucets, showers, and bidets — water should flow steadily
Check both cold and hot water lines
Low pressure? Ask if there’s a pressure tank or booster system
✅ 2. Drainage and Flow Direction
Observe how fast water drains in sinks, showers, and floors
No pooling or backflow should occur — especially in bathrooms
✅ 3. Leaks and Drips
Inspect under sinks, around toilets, behind water heaters
Look for wet spots, corrosion, or pipe vibrations
✅ 4. Toilet Functionality
Flush each toilet — make sure it’s strong and refills quickly
Check for leaks at the base and proper tank sealing
✅ 5. Main Water Line & Shutoff Valve
Ask where the main water valve is located — it should be accessible
Test if it turns easily (in case of emergency shutoff)
⚡ ELECTRICAL SYSTEM CHECKLIST
✅ 1. Switches & Sockets
Test all light switches and outlets with a device
Make sure outlets are evenly distributed and not loose
Check for GFCI outlets in wet areas (kitchen, bathroom)
✅ 2. Circuit Breaker Panel
Open the panel and verify that all breakers are labeled clearly
Ask the contractor to demonstrate breaker function (test tripping/reset)
Check if there are dedicated lines for heavy appliances
✅ 3. Lighting Fixtures
Confirm all lights (indoor & outdoor) are working
Check for flickering, buzzing, or overheating fixtures
✅ 4. Water Heater & Other Electrical Appliances
Verify proper installation and electrical connection
Ensure heaters are grounded and have safety cutoffs
✅ 5. Backup Power / Solar Provisions
Ask if the house has a generator provision or solar-ready wiring
Inquire about conduits for future expansions (e.g., CCTV, AC)
📸 Pro Tip: Document issues on your phone. If anything looks suspicious or doesn’t work properly, request corrections before signing the turnover form.
💬 Wiring and water lines may be hidden — but problems shouldn’t be. Inspect wisely, live worry-free.
