✅ 1. Pre-Construction Planning
Define your total budget (include contingency)
Secure your lot / land title
Conduct a soil test and topographic survey
Decide on house type (bungalow, 2-storey, duplex, etc.)
Draft initial house layout or hire an architect
Create a list of needs vs. wants (bedrooms, bathrooms, storage, etc.)

Secure Barangay Clearance
Get Zoning & Building Permits
Apply for Electrical and Plumbing Permits
Submit building plans for approval
Secure a Construction Safety and Health Program (CSHP), if required
🔨 3. Choosing Your Team
Hire a licensed architect and/or civil engineer
Hire a reputable contractor or builder
Sign a written construction contract with clear scope, costs, and timelines
Set regular site meetings with your builder/team
🧱 4. Site Preparation & Foundation
Clear and level the lot
Set out the foundation and layout
Pour concrete for footings and columns
Install plumbing and electrical pipes beneath slab

Erect columns, beams, and walls (CHB, AAC, or panels like WallPro)
Construct roofing structure (trusses, sheathing)
Install roofing material (GI sheets, metal roof, tiles)
🚪 6. Utilities & Interior Work
Rough-in plumbing, electrical, and HVAC (if any)
Install doors and windows
Ceiling, partitions, and insulation (if needed)
Flooring installation (tiles, wood, vinyl, etc.)
Interior wall finishes and painting
🪴 7. Exterior Finishing
Paint exterior walls
Install gutters and downspouts
Build perimeter fence or gate (optional)
Landscape or level yard
🪑 8. Final Touches
Install light fixtures, switches, outlets
Finalize kitchen and bathroom fittings (cabinets, sinks, toilets)
Deep clean the house before move-in
Conduct final inspection and punch listing
📦 9. Move-In and Post-Construction
Apply for water and electrical connection
Request final occupancy permit
Move in your furniture and appliances
Keep all receipts, warranties, and project documents
Schedule periodic maintenance and inspection
